320 King Street, London, Ontario
High-Rise Apartments
At the corner of King St and Waterloo St, this development replaces an aging 2 level parking garage. To the north is the historically significant Armories building and to the west an existing hotel property forming part of the development. With 300 units, this 35-storey apartment building epitomizes an infill development. The 4 and 5-storey podium is faced with residential units overlooking the street concealing the parking garage which is 3 levels above and 2 levels below grade. Ground floor glazing at street level will house amenity spaces and commercial retail. Care has been taken to respond to the scale and material to the heritage building adjacent with varying heights for the podium. The apartment will have an internal pedestrian connection to the existing hotel and it’s amenities and will undergo renovations for longer stay suites.
The developer was able to apply for a limited time, local transit oriented development forgivable loan program as the result of meeting criteria including:
- 448 Units
- 15% barrier free units
- Bird friendly glass provided on first 4 storeys
- Project includes for 12 EV chargers for adjacent hotel and 9 charging stations for the apartment building
- 460 bicycle spaces
