          When we signed on with @BullfrogPower back in 2021, we knew we wanted to make a difference. Five years later, the impact speaks for itself. By choosing Bullfrog Power’s green energy, we’ve avoided 29.7 tonnes of carbon dioxide. That's the equivalent of 7 cars taken off the road for a year, 490 tree seedlings grown for 10 years, or 1,126 lightbulbs switched to LEDs. Those aren't just stats to us.           This project involved a substantial façade renovation and internal demolition and re-ﬁ t for a commercial realtor’s new anchor tenant in this highly visible north end strip mall location.  For many years this location only had a drive through self serve banking kiosk. Seeing the growth of the area, Scotia Bank found themselves underrepresented in this part of the city leading them to seek the opportunity for a strong visual and commercial presence. The challenge was in addressing the corporate identity requirements and the coordination of the head oﬀice interior constructor’s program with the client’s exterior general contractor. Working with the bank’s corporate guidelines we provided several design options resulting in a new thin brick cladding, large glazed openings with frosted spandrel panels, vivid red aluminum ACM panel, and matching identifying signage attaining the goal for a contemporary solution upgrade to this former Pizza Hut restaurant.
         &#xD;

          The Ironworks building is a collection of attached buildings, and takes it’s name from the original structure being the home to different iron and steel companies over the years. This structure was added to over time which resulted in four distinct buildings constructed in a variety of methods and materials. The most recent tenant was the D’Arcy Lane school of massage therapy.  Building systems and services were completely upgraded and large, energy efficient storefronts were added in this adaptive re-use completed for a local commercial real estate development company. The commercial appeal of the building was greatly improved by dividing the building into multiple office and commercial units with street front access. The original structure exists beneath the custom perforated aluminum and black panels which give the building a translucent quality. Zedd Architecture is located in one of the prime office spaces just a few feet from the CN tracks and the rolling trains that pass by several times daily.

This has allowed for a large internal landscaped courtyard surrounded by elevated terraces. The design respects the heritage home with complimentary brick aligning at 2-storeys with partial third storey areas clad in a light coloured panel.

The concept is to create an elegant contemporary exterior façade that is unique and achieves a high standard of design detailing and variety. This is realized by incorporating traditional materials of masonry and stone with modern elements like energy efficient panelized and glazing systems which require minimal maintenance.

The use of material and colour provides a rhythm across the façade while a setback on the upper floor and a large recessed terrace at the corner of the building reduces the overall scale. Fanshawe Road has seen several low-rise buildings and commercial development on this busy traffic corridor that assist in transitioning to the single family neighborhoods long established on this route.

          The building on Ann Street has been designed as a purpose-built student apartment building just off Richmond Street in downtown London.  The total unit count is 286 units with 760 beds with over 550,000 sq. ft. that includes for a host of amenity spaces including a 2 level lounge, café, games rooms, study rooms, business center, clinic, fitness center, yoga and movie theatre spaces with additional retail on the street frontage. The units themselves are not dormitories but designed as full service apartments with in-suite laundry and en suites for each bedroom.

The building façades will have changes in materials and material treatments to provide interest and functionality along the streetscape.

The podium will also provide a rooftop amenity terrace and pool for all future residents. Amenity spaces will also be located at the top of each tower providing views across each direction. The building massing is expressed vertically, culminating in a pair of aerial canopies designed to leave a lasting impression.

          This proposed 10-storey purpose designed student apartment building contains 182 residential units facing Sarnia Road in London, ON. Due to the site constraints the building has a long linear form that incorporates an 8-storey podium with setbacks to contrasting full glazed exterior walls that punctuate the building at critical points, breaking the building mass and adding aesthetic interest in the play of solid and void expressed through the materials.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          From the street there is a focus through the glazing of the building into the interior amenity spaces and beyond to the exterior landscape gathering space. The main entrance is strongly emphasized at its corner location with a solid wall meant to accept future artwork. Included in the design are significant grade level interior and exterior amenity spaces as well as a rooftop lounge and gym with extensive terracing.

          Envisioned is a development with two – eighteen storey towers connected by grade level retail along Dundas Street. The project would be phased with the tower at the southeast corner being erected first followed by the second tower upon conclusion of the restaurant lease.

Four commercial units are proposed at ground level facing North Park Street. The development contains 282 residential units with a total of 310 parking spaces to service the residential and commercial uses. Due to a high water table the majority of the parking is concealed within the residential podium.

          The 50 King Street location is seen as part of a larger site that includes the courthouse and jail buildings extending from Ridout Street down to the Thames River. The area, locally known as ‘The Forks’, was originally called ‘La Tranche’ by the early French explorers and missionaries and ‘Deshkan Ziibi’, meaning ‘Antler River’ by the Anishinaabek people before that. 50 King Street also encompasses the area where the Middlesex-London Health Unit building stood from 1959 until its recent demolition. 
         &#xD;

          The towers sit on four storey residential podiums where the residential units of the podium wrap and conceal the internal above grade 4 storey parking garages.

    &lt;span&gt;&#xD;
      
          The buildings in plan are skewed at various angles providing for an organic and protected internal courtyard for the residents, while keeping the vehicular circulation at the outer edges of the site. The below grade parking is located outside the courtyard area allowing for abundant landscaping.

          This proposed 21-storey apartment building contains 119 residential units facing Richmond Street across from the University gates in London, ON.
          &#xD;
      &lt;br/&gt;&#xD;
      
          Unique to this building are two level units expressed in the exterior cladding design and that provide for 3 bedrooms per apartment.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          The podium level extends to the 5th floor consisting of extended balconies that are concealed with two storey vertical precast panels. The panels alternate in pattern and color and are also expressed in the tower portion of the building in conjunction with offset exterior glazing. Maximizing glazing at the street level allows for views into the interior amenity spaces that comprise of a lounge, cafe and games area providing a dynamic gathering space. In addition there is a large gym on the upper floor with exterior terracing.
         &#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      &lt;br/&gt;&#xD;
    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;

          The entrance is located at the corner of Richmond Street and Epworth Avenue and is emphasized with a contrasting wall of glazing that rises to the top floor terrace and gym location.

    &lt;/span&gt;&#xD;
  &lt;/p&gt;&#xD;
  &lt;p&gt;&#xD;
    &lt;span&gt;&#xD;
      
          The colors used in the window wall and storefront glazing reflects the branding colors of nearby Kings University College where some residents will be attending.

The simple shape works well for the site and has other advantages beginning with construction details that clearly show the continuous control layers within the assemblies. This translates into ease of construction and contributes to the buildings air tightness and vapour control. Further, the window sizing and placement contributes to the buildings energy efficiency while providing ample natural light.
